rooming logistics and in-stay support that keep a long programme running after check-in.

Our clients are tour operators, travel agencies and destination management companies who have
already sold the trip. What they need in Georgia is capacity they can trust: enough beds in the
right city on the right night, held under contract, at a price that survives a season.
Geo Housing sits between those partners and Georgian supply — hotels, apartment portfolios and
serviced residences — and takes responsibility for the whole ground layer: procurement, allotment,
rooming, transfers, guides, and the daily problems that only appear once 180 guests are actually
living somewhere for six weeks.

Halal-conscious catering
Certified suppliers, separated preparation where required, and Ramadan sahur and iftar scheduling
agreed with the property before arrival.
Prayer and quiet space
A dedicated room with qibla orientation in group residences, and an identified space in hotel
allocations, confirmed at contracting.
Language cover
English, Russian and Turkish in-house; Bahasa, Thai and Arabic-speaking guides arranged through
vetted partners for the duration of the programme.

Rooming built from your list, not ours — families kept together, gender splits respected, group
leaders placed adjacent to their party.

07Partner termsThe questions operators ask first
No. Geo Housing is a business-to-business operator only. We contract with tour operators, travel agencies and destination management companies. Our minimum engagement is 20 guests, and our commercial terms assume an organised group with a leader or coordinator travelling with it.
Blocks are placed under provisional hold once we agree a feasibility note, with a written release date — typically 30 days before arrival for hotels and 45 for whole-building residences. Rooming lists are due 21 days out, with a defined free-amendment window after that. Everything sits under one file reference so amendments never fragment across properties.
A deposit secures the block at contracting, with the balance due before arrival. Invoicing is in USD, EUR or GEL by bank transfer to a Georgian corporate account, on a single invoice per group covering housing, transfers and ground services. Season-long partners can be moved to consolidated monthly settlement.
We issue confirmation letters, hotel and residence vouchers, and full stay documentation for your visa files and insurance. We are not immigration advisers and do not lodge applications — the paperwork we produce is designed to slot into the process your agency already runs.
Tbilisi and Batumi year-round; Kutaisi as a low-cost arrival point and long-stay base; Gudauri and Bakuriani in winter; Kazbegi, Kakheti and Borjomi for excursion programmes. Summer and the winter ski window are the tight seasons — capacity for those should be discussed six to nine months ahead.
Contingency housing is identified at contracting, not improvised at 2am. If a building has a utility failure, an over-booking or a safety issue, we move the affected guests into held reserve capacity and absorb the transfer. Your operations contact is informed before your guests reach you.
Up to 180 nights on a single contract, re-priced monthly against utilities and housekeeping load. Beyond that we move to a rolling seasonal agreement, which is how most of our repeat operator relationships are structured.
